Paymon really takes the buyer’s interest to heart. He’s not just thinking about the sale, he’s dedicated to finding the best house for his clients and is a true representative of them even in the toughest situations. The first few weeks we were looking, Paymon went with us to the open houses. We went to 7 or 8 houses and he would point out what to be wary of or what were the good aspects. He said there’s a housing gold rush right now and warned us not to act in desperation. It was an education for us because after that when we went to open houses on our own, we knew what to look for. That knowledge he provided for us, and his experience were invaluable. We actually passed on a few houses based on his insights. Paymon is not the type of realtor who just wants to get you to sign so he can move on to his next client. He really wanted to make sure that the house we got was right for us. He c…

He constantly would provide us with updates: what he’s doing now, what’s happening with this or that house, etc. On the weekends, we’d look at houses and tell him about them. He would then visit each of these houses during the week. We would talk almost every other day: he would give us updates on each house, what he thought of the house, and which were best suited for us in terms of what we wanted. I tried to be mindful of his time when I contacted him because I knew he was a very busy person. But if I did text him with a question, he’d get back to me within minutes even on the weekend. If he couldn’t talk, he’d text or call with a time he could call back. We were so happy to finally find the house we wanted because we had been looking for some time. It had everything we wanted: a good neighborhood, close to my work, and within our budget. We’re about 3 houses away from the elementary school, which will be convenient as well. But while we were in the process of buying, the sellers tried to back out. This was after we had already signed the contract! We were devastated, we’d spent so much time looking and this is a super hard market to buy in. Paymon really went to battle for us: He went back and forth to talk to the sellers and agent to convince them. He explained that the contract was binding and it would be considered a liability if they backed out. He used his experience and contacts with lawyers to help us. It was all him. He is the reason we got the house, otherwise, we would still be looking. And Paymon’s service doesn’t stop with the sale of the house. He’s recommended contractors, pest control, and even plumbers. We rely on him for everything. I have two friends who are in the process of approaching loan officers for pre-approved loans. Once they’re through that, I plan to give them Paymon’s contact information with a full recommendation. He is very dedicated and experienced. But more than that, he takes care of his clients and will fight for them. Plus, he’s just a really nice guy, funny and genuine. We have actually come to think of Paymon as more than our realtor, we see him as our friend.

All the things we wanted came together in this house. We needed 3 bedrooms and this house had 4. We wanted lots of light and this house had lots of windows to let the natural light in. We wanted a good neighborhood as well as convenient commute access. My wife and I both commute to work, one of us goes south and the other one north. This house was perfectly situated right near the 101, which is right in between both our commutes. Our first discussion with him was really good. He made recommendations based on our preferences, where we commute from our personalities, what we expect out of a neighborhood, and our price range. He put all those things together and came up with good suggestions based on the listings available at that time. He was really very knowledgeable. He put all those things together and came up with good suggestions based on the listings available at that time. He was really very knowledgeable. As first-time home buyers, there were things we didn’t understand based on our lack of experience. When we put in the offers, Paymon was very kind and honest with us. He would identify any structural problems to protect us from making an offer on a bad property. His experience was just what we needed. There was one place we considered that I hadn’t noticed a problem with the disclosure. We were ready to put in an offer, but Paymon reviewed the disclosure and suggested he check it out first. Good thing he did because when he came back, he warned us that the house had an issue that would lead to larger complications down the road. We didn’t put an offer in based on his recommendation. His honesty saved us from lots of nightmares. When it came time to put in an offer, Paymon was very good at negotiating. He would negotiate anything possible that would meet our demands. He negotiated the closing date, the features when we could go in, and different things like that. Since he’s such an experienced agent, he had a strong network among other sellers. He was very good at his job which was good for us. We were also very happy with Paymon’s availability. He was available all the time 24/7. It was not just over the phone or email to answer questions, but also for checking out the property at any time of day that we could do it. My wife and I are both working, so we couldn’t always take the time off during the day. Paymon was very flexible. I remember putting an offer on a house, while we were traveling, and it happened that our flight was delayed. Paymon’s office sent me documents at 11:00 p.m. to make sure that we met the deadline with our offer. I’ve talked with friends and families who used other agents, and to be honest, none were available this frequently. Even after our offer, we had some questions. Mostly general questions about house management and what we should do next. It wasn’t Paymon’s responsibility, but he was very kind and answered everything we asked. I will recommend Paymon to anyone buying a house. We told one of our close relatives about him and he’s using Paymon to find a home now.

We were looking for something that was under a million dollars which in the Bay Area is difficult to find, but Paymon was able to guide us to little pockets that were still affordable. I think Paymon did a good job in terms of flexibility to pick and choose what sort of house we liked, giving us feedback about each house. When we sent him house listings we were interested in, he would give us insights about the neighborhood we would not have found out until we actually bought the house and lived there for a while. This helped us to determine if the house might hold or gain value in the future if we decide to sell. You always hear the important thing with house buying is location, location, location, but the reality is there are a lot of factors that go into that. If you’re a first-time home buyer, you don’t have the experience or familiarity with the area to know what to look for. What I…

If you’re a first-time home buyer, you don’t have the experience or familiarity with the area to know what to look for. What I liked about Paymon was that he was straightforward and honest, he tells it like it is. I really appreciated that frankness about him. If we didn’t like a house 100%, or there was something that bothered us about the house, he’d never rush us into a sale. He was very accommodating that way and really understood our needs. Paymon knew people, too. If a house required some work, he knew someone who could do it. When we put an offer on a house that needed foundation repair, Paymon already had a contractor recommendation. Paymon also referred a loan agent which I was really thankful for because we would never have found him on our own. The agent got us into a first-time home buyer program that gave us a full percentage point down from the current market rate, a low down payment, and a pretty competitive offer. Since it was our first time buying a home, we had a lot of questions about the process: what needed to be submitted, what were the time frames for certain things, and what documents we were signing. Paymon was incredibly patient with us even when we had a laundry list of things to ask or repeated questions. He always seemed happy to answer our inquiries. We appreciated that he knew how to navigate through it and could advise us on things we weren’t sure about. He made the process move quickly and smoothly. Paymon made sure that everything was up to our standards. He really wanted us to be happy with the house, that’s what mattered to him. We really enjoyed our experience with Paymon. He’s a great guy, he’s experienced, and he knows his stuff. I would fully recommend him to any of my friends who are buying a house in the future.

We listed our house back in 2018, but it fell through. When I saw two houses in our neighborhood sell in a short time, one getting over their asking price, I decided to call their realtor and see what he was about. Our previous agent was very lax, and more inclined to sell you the shirt off your back than sell the house. Paymon was different. What I liked about Paymon was that he was very straightforward no beating around the bush. He told us he was here to get our house sold, which was a way different attitude than the agent we had before. He will take your suggestions but if you work with him and take his advice, everything goes smoothly. Some of the things he suggested we wondered if it really mattered, like toning down the interior paint to something generic and lighter, but it did make a difference. He really knew the market. When we listed our house, Paymon came back and said that he had taken another analysis of the area; he thought we could sell for $100,000 more. He was right and we sold our house for over the asking price in 21 days. We also wanted to buy a house in the same neighborhood, so we turned to Paymon. We had certain criteria for what we were looking for and collaborated with Paymon to find the house we wanted. Anytime we wanted to see a particular house, he would talk to the agent to set it up right away. A few times he even met us in the evenings around 7:30 or 8:00 without complaint. He was informative about both the agents and the houses. He could tell a good agent from a bad one, and what they were looking for. When we walked through a house, he knew certain things that would have to be repaired and what the costs would be. He also had a network of subcontractors he could recommend. in fact, we used one for some remodeling work on the house we sold. Paymon is a really good guy, very down to earth. He is one of the few people who believes in customer service, which is out the door now. In fact, I consider Paymon a friend of the family. He knows our family very well. He went out of his way to make us feel like we were one of his most important clients even though he only met us a couple of months ago. If I had to use another agent to buy or sell a house, I would not hesitate to call Paymon again.
