He very patiently brought us to see homes every week in many different shapes and sizes and we learned slowly exactly want we wanted from our dream home; it's nothing like we first thought! In fact, Paymon even assisted us in finding a lender who would be able to accommodate us. It didn't matter how many homes we went to, Paymon was very patient and supportive of us and never rushed us or pressured us to settle on anything we didnt like. We finally found the house we wanted, and Paymon did everything within his abilities to help us get that house, and we did, together!

I highly recommend Paymon as a realtor. He represented us in selling our home in sunnyvale recently...and I must say, he did a great job. I have worked with several real estate agents in the past...but Paymon is excellent. He is extremely professional and thoughtful and helped us make great decisions. I needed a large lot to build on - something in the 7500 square foot range. But East Palo Alto is extremely competitive. I'd find the perfect property and find out there were 20 other offers. The only way I was able to make a successful bid was by finding a house that wasn't listed.

After inquiring on various properties, I found out that Paymon was oftentimes representing one of the parties. I therefore decided to have him begin searching on my behalf. He was always very responsive - I could get ahold of him almost anytime. This proved key when he found an off the market property late on a Sunday night. We were able to leverage his friendship with the broker and had it under contract 2 days later. Paymon helped me get the best investment that was in line with what I wanted to spend.

And Paymon really goes the extra mile. After I bought the house and had a closing date, the seller wasn't ready and needed another 3 days to vacate the property. Paymon paid me for those three days out of his own pocket.

We heard about Paymon from a friend who purchased his house in 2016. I liked him right away. He's shrewd, frank and honest. There is little fluff in his conversations, he sticks straight to the content. We appreciated how he considered all our requirements so that he could find us the best house possible for what we were able to spend. We weren't willing to stretch our budget, so Paymon laid out all the expectations in terms of what we could afford and in which areas.

We found a 2 bedroom/1 bath condo in Milpitas that was perfect. It was close to work, as well as shops and restaurants at the local mall. Right after we saw the house, Paymon had to go out of town on business. Even though he was away, he was always readily available by text or phone which was very reassuring. He would respond within an hour -- which was important to us because we were ready to move on this house.

Paymon has the right contacts for all the other pieces of the business. For example, he recommended a mortgage lender who got us a 14-day closure without any hiccups. We got the keys just in time which was important because we had a lot planned around the closure. So, things fell into place perfectly. Paymon's network played a big role in us getting this house because of that 14-day closure.

We depended on Paymon's judgement for a lot of things, especially when it came time to place a bid. It's easy to overbid by a large amount, to make sure you get the house. A lot of houses sell for above asking, so it's expected, but we didn't know where to draw the line. Paymon explained that we didn't need to bid beyond a certain point because we had a contingency and a 14-day closure. These things added to the attractiveness of our offer and made our bid very competitive.

Paymon walked us through all the steps and was very supportive: from the process of writing the offer to completing the bid and handling the disclosures. He was very patient with all our questions and gave us a comprehensive perspective, which we valued since we are first time home buyers.

Paymon knows how to play the real estate game. He knew exactly how much to bid for our situation, the right price, and what the realistic market value was. He had a strong sense of which locations suited us and was very confident in what he was doing, which made us feel confident in our decision as well. His expertise, confidence, and network of people is what makes him a great real estate agent.

We were extremely selective when it came to buying our home - after all, we planned to live there for the next several years, so it had to be just right. Needless to say, we ended up looking for a very long time, perhaps significantly longer than the average home buyer. Most realtors didn't understand this and would become exasperated with us. They would point out that a certain property they were showing had every item we'd asked for and couldn't understand why we decided not to make a bid, or worse, why we would decide to withdraw our current bid. But it wasn't as simple as ticking points off a checklist. It went beyond that. For us, it was important that the house felt right. We wanted to be absolutely sure this was this house was The One before we closed the deal. Paymon was the only realtor who completely understood this. I think that's why he was so patient with us and didn't seem to mind that our search may have taken longer than most clients. But he never pressured us and never left us hanging.

Paymon had this way about him that just made us feel like he really valued our business. He went out of his way to make sure we were satisfied with the home we bought. I know Paymon handles transactions much larger than our home purchase, but he never made us feel like we were small potatoes. I think, too, he understood how long of a journey our home search was, because after we bought our house he took us out to dinner to celebrate. A nice gesture that really cemented our relationship with him.

Paymon really knows how to establish relationships and keep them. This is why he has so many referrals - he understands that a happy customer is good for the customer and good for him. And he works hard for those referrals. We would recommend Paymon in a heartbeat for anyone wanting to buy or sell their home.

Paymon is very efficient and resourceful. I really appreciated that he focused on key areas and had respect for my time. I had been with other agents and who were less experienced and it felt like a lot of my time was wasted. But Paymon was very professional and savvy about the real estate market. He made the whole process easy and smooth. I didn't spend a lot of time searching for a house because Paymon was able to narrow down field to homes that were exactly what I wanted.

This was the ideal situation for me: I got the fun part of selecting the house, while Paymon was the one behind the scenes who made the deal happen. In this market, it's easy for the price to become overinflated, but Paymon found a way to keep the house at a totally fair price.

Paymon helped me on the other end of things, too. To buy my new house, I had to sell my existing home and there were a lot of things that needed to be brought up to code. Paymon not only helped me identify the key problem areas, but he used his huge network to find me reliable contractors who could do the work without costing an arm and a leg.

I never had a problem reaching Paymon. Even when he was on another call, he'd text me back right away to let me know that he received my call and would return it as soon as he was off the phone. He had this way about him that always made me feel like I was a VIP client.

On a personal level, I really like Paymon. He's just an all-around nice person. It was enjoyable spending time with him and made the whole process that much easier. I've already recommended him to friends who are in the home buying market - and will continue to do so -- because I can't think of a better agent.

We were both buying a home and selling our house, so we were constrained in terms of time: we wanted to first sell our house and then use that money to purchase another house immediately. But when we decided to sell the property, we found out there were a few problem areas. I was worried and nervous, but Paymon calmed me down. He has many years of experience and knows a lot of people, so he was able to get in touch with the contractors. He made some calls, handled all the arrangements, told the contractors what needed to be done, and then would explain it to me later.

Paymon is very frank. He didn't just show us houses we liked and told us to buy them. That would have been the easy way for him to make money. But for Paymon, it wasn't about the commission. Instead, he helped us choose a good house that fit our needs. We focused primarily on houses we could buy and easily sell later. While we looked at these houses, Paymon would give us important advice and alert us to potential problems that might make it hard to sell the house later. For example, we liked one house that was overlooking a cliff. Paymon warned us that because it was situated on a cliff, there might be an issue with water. There was another house we loved, but the entrance opened to a family room instead of a kitchen. Paymon explained that Americans did not like this type of layout, and it could be an obstacle when we wanted to sell. Still another house we liked, Paymon pointed out that the style of roof might make it harder to re-sell. He was pretty impressive: he knows what people like, and he can see exactly what faults a house might have that could affect its resale value

We would 100% use Paymon again if we needed to buy or sell a house -- and of course we would recommend him. He knows houses, he knows the areas, and he was always available when we called him.
