I met Paymon 6 months ago in East Palo Alto, an up and coming area that we could afford and which we feel will appreciate. It's conveniently situated right between my boyfriend's job and mine.
We worked with both Paymon and Corinne. First, we went to a bunch of open houses and Paymon would let us know when there was a house to our liking. The very first house we saw was in East Palo Alto. Then we wandered off to San Francisco for a while and put East Palo Alto on the back burner. We went with Corinne because she was familiar with the SF area. She knew about the different companies expanding in the area which gave us an idea of whether the houses there were a good investment. Finally, we returned to East Palo Alto because we felt it was a better investment right now. Paymon has A LOT of experience in Palo Alto. There was one house on the market that we liked but missed. When it came back on the market, Paymon let us know RIGHT AWAY - which is how we grabbed it. Best decision ever!
Paymon really helped us with the negotiation. He had $2500 credit from the seller (because there were some damages to the house), which he passed on to us. He also negotiated the price down from what the last seller had bid on it. And he got us a contingency period (which is unheard of in the bay area)
Paymon and Corinne totally went above and beyond for us. Corinne gave us a good idea about converting the garage into a studio. So after we bid on the house, Paymon went to the county to ask about our garage conversion and how to legalize it. He also sent contractors to the house to give us an estimate of how much it's going to cost to repair certain minor things.
The loan agent Paymon recommended got us a FANTASTIC rate. And that loan agent got us an insurance agent who also got us a great rate. It was one lucky thing after another!
I would definitely recommend Paymon and his team, especially for this particular area. They have a really good knowledge of East Palo Alto and of real estate in general. If you're looking to buy in East Palo Alto, you should go with someone who has a lot of experience and a lot of knowledge of that location, which they do. Also, Paymon has a lot of really good connections. If you're a first time home buyer, he'll hook you up with all the things that you need as a first time home buyer.
Plus, Paymon is just so easy to work with. If we called, he would get back to us very quickly, usually within an hour or sometimes earlier. He would always tell it to us straight and give us a good, honest opinion of the market. He didn't pressure us into buying a house even when we were taking our time to decide. He was very patient with everything.
TL;DR: Paymon and team is AMAZING and you should definitely go with them!

Paymon really went to bat for us. I'm a single mom with 4 kids and it was important that we stay in Palo Alto because I didn't want my kids to have to change schools. So I resigned myself to living in another 2-bedroom townhouse and just making it work. At first, I was really discouraged because even the townhouses were priced out of my range once the bidding started - sometimes well above asking price. But Paymon found us a 4 bedroom house close to my kids' schools, parent's home, and a park! The chances of me moving into a 2,000 square foot house would not have been possible without Paymon. He had a vision for us - and he made it happen.
I like to joke that through this process we were taking a ride on the "Paymon Express" because he had this network of people that did everything: gardener, contractor, plus a team of people to help us with the loans. I didn't realize that Paymon would be there through the entire process, but he was. He handled all the negotiations, making it very easy for us and getting us the best deal possible on this house.
We've been through a lot, renting and moving for years. It's nice to have a place we can call home, that's permanent enough that we can plant some flowers and a vegetable garden. This is more than buying a home, this is buying a life. I can see this house being in our family forever. I envision my kids growing up here and then coming back to do laundry after they've moved out.
Paymon was a miracle worker. He was able to imagine for me what I couldn't imagine for myself. I still can't believe we have a house of our own - it's almost too good to be true. Sometimes, I have to pinch myself to make sure it's all real.

I was introduced to Paymon due to two of my friends. They both liked their interaction with him.
Paymon loves his job and you can very quickly see his passion. He would not hesitate to cancel his trip to accommodate a house visit. He is very responsive and knowledgable. Because he had done some construction himself, he provided a useful perspective on every house we looked at. He would let us know the specifics of the valves they had used, information about the interior design, etc. There were a lot of details that I didn't pay attention to at first, but then I started to notice some of the brands as we continued looking. I was a lot more educated after buying a house because of Paymon.
He takes pride at the house you buy, so he would not quickly jump on the house that you express interest. He looks at each house professionally and honestly. He would tell us if we should not buy a house because it has problems. For example, there was one house he was very excited about when we saw the listing. But after we went inside, Paymon admitted he had made a mistake. The owners were adding a second floor which was about half done. Paymon told us that this would be a huge project that wasn't worth taking on. There were a lot of listings that looked good on the outside, but then had similar problems.
Most of the time when we called, Paymon would get back to us within a minute or even seconds. He really had a quick turnaround. He also provided a lot of resources. He recommended loan agents to us and I will likely look into one of the contractors he recommended. I feel I can trust his recommendations because I trust him -- and I would highly recommend him to anyone.
The day our offer was accepted, he called and said he had bad news and good news. The bad news was that he couldn't go look at houses anymore with us because we were out of the market. The good news was that we had gotten the house. If I buy another house, I will definitely come back to Paymon!

When I first started looking for a house, I wasn't sure where to begin or what price I should be looking at. The first realtor I had didn't give much in the way of guidance and I felt lost much of the time.
Paymon was able to assess my situation and very clearly explained what I could afford. He always kept the price range comfortable - even when recommending a couple of houses that were above it. Paymon really understands the market and knows how to play around with the numbers, so he knew whether a slightly higher asking price could be negotiated within my price range. He also gave me good, solid ideas of what could be done to make the house more comfortable and how I could factor this into the cost of my home.
Paymon was very approachable. There were times when the only part of the day I could call was around 12:30am (PST), and he'd still answer. If I had questions he'd get back to me right away, or research my question and call back within a day. If he couldn't talk, he'd still call or text me back immediately with a time that he could call back.
I didn't end up searching for a home very long - just about 3 months - because Paymon did a lot of the preliminary work for me. I loved the house he found. It was well maintained by the old owners and had beautiful, hardwood floors. I was especially impressed by the pool and backyard, which provides a perfect way to relax after a long day at work. I like that everything in the neighborhood is walkable and convenient. The house is also close to highway 85 and 17 so my commute is now very easy.
Once we found the house I wanted, Paymon again came through for me. I was already happy with the asking price and willing to pay that amount. But Paymon stopped me. He knew it could go lower, and he was right. The price he negotiated was well below the asking price, which was really nice and unexpected -- especially in today's high seller's market.
There's no question I would recommend Paymon, he got me a good deal and helped me through the process.

What I like about the house is that it has a good yard, which I was looking for, and it is a convenient location with public transportation nearby. My wife works in an elementary school which is walking distance and my commute is about a 5 minute drive. But the most important part - the thing that I was looking for -- is that my son can go to the high school the year after next and it's a good high school - Aragon.
The house is very old, and a lot of things need to be fixed, but that's okay because that is what I was looking for. I wanted a house that I could remodel parts of.
I found Paymon online. I liked the first house I looked at and called him about it. He gave me a very honest opinion of the house, not just what was good about it, but what was wrong with the house, too. For example, he told me the bathroom needed to be fixed and that there were floor issues which, as a buyer, I wouldn't have known. He told me exactly what needed to be repaired and how much that would cost. I really valued his honesty. Usually realtors don't tell you which things are not good with a property, but he told me everything: what was not up to code and what things needed to be fixed to make the house livable. I liked that. Whatever houses I sent to him to look at, he always gave me very good feedback: what is good on the house and what I should look into.
We looked for other properties and I found one I liked but it was a little bit beyond my budget price. Paymon put me in contact with a loan agent, but when I decided not to buy the house after all, Paymon didn't push me on it - which I also appreciated. When I found third property online, I immediately contacted Paymon. We went through the disclosures and the house looked good, so we went for it. I wanted to go lower on the price to stay within my budget, but he said there were multiple bids on it. So we bid at the listed price and Paymon negotiated other aspects of the sale with the buyer instead. The buyer accepted our offer.
Paymon's contact was able to get the bank loan and all the paperwork completed for me within 2 weeks! It helped that I was already pre-approved on the loan from the second house, so I knew there would be no problems securing the loan this time around. It was all online and very convenient. Overall, this was a very good experience for me.
Paymon really understood what needed to be fixed (both general and remodels) on the house and had a lot of ideas. Since he gave me an honest opinion of everything -- even if it was not a good thing - once he said the house was good, I was convinced.

Paymon was very professional and has a good command of the housing market, the economy, and the area we were looking at. He knows when to buy, when to sell, and how to position the property.
Our situation was stressful because we were selling our townhome and trying to buy a new property - so our time to find and purchase a house was limited. But we were very happy with the house we purchased: it was larger, had a nice backyard and was located in the same school district as our old home (which was very important to us).
Paymon also really helped us with the decision-making process by giving us lots of useful information. He told us what kind of renovations we could make in the future if we bought a particular house and had a great network of people he could bring in for almost any repair needed like plumbers, electricians, carpenters, and contractors. He was very familiar with the area and knew the pros and cons of every deal. He was always aware of our needs and would help us to make a decision based on our needs. He would suggest houses that might work for us and suggested which houses weren't worth our time. So, I think his knowledge was very helpful.
Based on his professionalism, knowledge about the areas, and quick response time, I would recommend Paymon. Some realtors will show you five properties and expect you to make a decision immediately about which house to buy. Paymon on the other hand is very patient. He understands that this is a big decision and it is a process. He doesn't push you to make a decision and works with you to understand your needs in detail before he shows any properties to you. Even when we took a break and returned to him after many months, he was still very enthusiastic about working with us.
