The first few weeks we were looking, Paymon went with us to the open houses. We went to 7 or 8 houses and he would point out what to be wary of or what were the good aspects. He said there's a housing gold rush right now and warned us not to act in desperation. It was an education for us because after that when we went to open houses on our own, we knew what to look for. That knowledge he provided for us, his experience was invaluable. We actually passed on a few houses based on his insights.

Paymon is not the type of realtor who just wants to get you to sign so he can move onto his next client. He really wanted to make sure that the house we got was right for us. He constantly would provide us with updates: what he's doing now, what's happening with this or that house, etc. On the weekends, we'd look at houses and tell him about them. He would then visit each of these houses during the week. We would talk almost every other day: he would give us updates on each house, what he thought of the house, and which were best suited for us in terms of what we wanted. I tried to be mindful of his time when I contacted him because I knew he was a very busy person. But if I did text him with a question, he'd get back to me within minutes - even on the weekend. If he couldn't talk, he'd text or call with a time he could call back.

We were so happy to finally find the house we wanted because we had been looking for some time. It had everything we wanted: a good neighborhood, close to my work, and within our budget. We're about 3 houses away from the elementary school, which will be convenient as well.

But while we were in the process of buying, the sellers tried to back out. This was after we had already signed the contract! We were devastated, we'd spent so much time looking and this is a super hard market to buy in. Paymon really went to battle for us: He went back and forth to talk to the sellers and agent to convince them. He explained that the contract was binding and it would be considered a liability if they backed out. He used his experience and contacts with lawyers to help us. It was all him. He is the reason we got the house, otherwise we would still be looking.

And Paymon's service doesn't stop with the sale of the house. He's recommended contractors, pest control, and even plumbers - we rely on him for everything.

I have two friends who are in the process of approaching loan officers for pre-approved loans. Once they're through that, I plan to give them Paymon's contact information with a full recommendation. He is very dedicated and experienced. But more than that, he takes care of his clients and will fight for them. Plus, he's just really nice guy, funny and genuine ... we have actually come to think of Paymon as more than our realtor, we see him as our friend.

When we met Paymon at a listing, we asked him to look at our house to see what he thought about it. He told us it was a great property and that he could sell it. Since the end of June/early July is the best time to sell, we decided to pack up our house and get it on the market immediately. I must be crazy because this timing turned out to be 4 days before we were supposed to leave on our scheduled vacation.

Paymon knew it would be difficult for us to have open houses while we were there, and I agreed especially with our two kids. We felt it was best to enjoy our vacation while he showed the house and handled the offers. He was great. He gave us helpful insights on what to do to get the house ready and what needed to be fixed up. He even had some members of his team help us to organize our packing.

What I really appreciated about Paymon is that he is realistic about the real estate business. I was in real estate about 13 years ago and I did what a lot of realtors do, take on everything themselves - contracts, listings, staging, etc - it can become overwhelming. They get bogged down in the paperwork, and everything slows down. Paymon has a whole team of people behind him that handle all different aspects of the process so that things can get done simultaneously. Having a team of resources really changes the perspective in real estate. It allows Paymon to use his expertise to its fullest potential, focusing strictly on the negotiations and client relationships.

When we came back, we started looking for a home. Turns out there was a property we had viewed before we left that my husband really liked, but it had gone off market. I asked Paymon to investigate. He immediately checked it out and discovered that there had been an offer which had fallen through because of funding. This makes sense since the banks are tightening up their restrictions after the real estate debacle several years ago.

Paymon got in touch with the listing agent and informed him that he had a potential buyer. He kept following up with the listing agent until we were able to put in an offer. It was still a little bit over asking, but this is pretty typical for the area, so I wasn't surprised by that. (I have friends who bought houses that were around $150,000 to $300,000 over asking!) Because we had sold our townhouse - even though we didn't have the money in hand - our loan was approved within a few weeks. It was a kind of like playing with monopoly money! But it worked out because we were able to close in 30 days, thanks to Paymon.

Paymon was perfect. He never pushed us to make a decision about selling our house, but he could spring into action as soon as we decided to do that. He responded right away when we contacted him which was so important with all the craziness going on. Plus, he was always on top of things.

I also appreciated his honesty. There are some ways of being honest that are brutal - but Paymon had a professional way about his honesty that's kind, yet stays on task. He would tell us straight out if a house was not worth going for. He was very knowledgeable and readily passed that knowledge onto us so that we could make good decisions.

And we really clicked, not just me, but my husband as well. In fact, it turns out I knew Paymon from years back when I was in the real estate business. I've already handed his card out to several of my friends and will continue to recommend him. I don't plan to ever go back into the real estate business, but if I did, I would run it like Paymon does - with a strong team backing him up.

I bought my house back in 1974. I had never sold a home before, so I wasn't quite sure what I was doing. But Paymon held my hand and took care of me throughout the entire process.

A little backstory: my wife and I were going through a divorce. She was still living in the house and I had moved up to Sacramento. We needed to sell the house, but it was difficult because I was living so far away. Paymon truly was our advocate. He handled everything: open houses, listings, negotiations and a whole lot more. It was wonderful.

Paymon suggested instead of selling the house as is, that we put some work into it beyond the necessary repairs. He came up with the idea of maximizing our earning potential by adding on a "granny unit," which was a detached third bedroom and bath in the space that had once been the garage. Knowing that the distance would make it difficult to manage this project, Paymon offered to handle all the renovations and permits himself - which was a huge relief!

But before I signed on to that, Paymon insisted that I get in the car and drive around to look at a couple of other sites he was working on in Palo Alto. That way, I could see the quality of the work before I said yes. From that day forward, Paymon took care of me.

Trust is very important to me, and Paymon gave me the feeling that I could really trust him. He was very open, honest, and seemed genuinely interested in doing the right thing for us. He kept me appraised of everything in advance and would always get my approval before moving ahead. He coordinated with my schedule and would often agree to meet with me on the weekends for the 2 or 3 occasions I could get down to the Bay Area.

The quality of the work was incredible. Before he started, Paymon teased me saying, "John, you're going to want to move back into this place when I'm done." And he was right. If I could have stayed in Palo Alto and bought out my ex-wife's share of the house, I would have wanted to live there. He knew what he was doing and put the best into the renovations. There was Italian tile and Thermador appliances - he went first-class all the way and it was beautiful. He sent pictures during the entire process so I could see how it was going.

The house was listed but never actually made it onto the market. Paymon had an interested buyer before the posting of the listing was even complete!

He handled all the negotiations, keeping both my ex-wife and I in the loop at each step of the process, and was careful to get our approval before proceeding. This was not easy since we weren't really talking to each other at the time. But he really bent over backwards to take care of us - even referring a moving service to my wife which I appreciated. It was a comfort knowing he was able to make the moving process easier for her. The house sold for its listing price plus he negotiated with the buyers to pick up some of the closing costs. I'm just so delighted with the effort he made and the quality of work.

I had the chance to go down and look at the house after it had been staged. I wanted to personally express my thanks and appreciation for the effort Paymon had made. We went through the whole thing together and it was amazing, just amazing.

There is no one in the Bay Area I would recommend in front of Paymon. He is one of the good guys and really just a delightful person. Go with Paymon, he will take good care of you.

Mountain View is extremely competitive right now, so when I found the house I wanted, I was concerned about getting caught up in a bidding war. But Paymon knew exactly what he was doing. He was able to help me structure a deal in a way that it could be advantageous: by making a cash offer. He even introduced me to a loan officer through a credit union who was able to underwrite my loan in 2 weeksinstead of the standard 4.

Even though there was more risk on the contingency side with a cash offer, it was enough to make our bid more attractive. I sincerely believe this is what made our offer successful and enabled us to get the house at the listed price instead of an inflated one (which is very common in this area).

I love the location. It was imperative that I live in a central area because I often have to travel to the city and East Bay for work. The house is right near Highway 85, CA-237 and the US-101 - so it's in the perfect spot for me to travel wherever I need to go. Mountain View is also a newer city with more recently developed homes and good communities. It has a great school district, which - while I don't have children now - will be important in the future.

I was really impressed with Paymon's expertise not only with the area, but in the real estate market in general. He gave me valuable advice to help me understand how to get the most value out of my home in certain locations. Yet, he also understood my tastes and knew what I was looking for. He's just a great guy, so it was easy for me to trust his judgment. Plus, he knows a lot of people in the market which was very useful.

When it comes to Paymon's response time, there is no comparison. He always seems to be available. He could turn around an offer in a few hours. He could put together comparables in the real estate market within a day. No matter when I contacted him - weekend or weekday - he would get back to me very quickly.

Of course I would recommend Paymon -- I've recommended him to my friends already. And I'll use him when I'm ready to sell my home, too

Paymon helped me buy a beautiful property in East Palo Alto several months ago. I was so happy with his services that I posted a review about him on Yelp. He was even more phenomenal when I decided to purchase a condo in San Francisco - so, I am happy to put up another review.

I wanted to live in the heart of the city and this property was perfectly located in Alamo Square. The condo also has a decent sized living room area which is important because my fiancée and I want to be able to entertain friends comfortably.

San Francisco has a lot of competition and it's very difficult to know the right price to bid because the asking price often has very little to do with the selling price. Paymon had a number of conversations with the agent to figure out what would be the best offer. He was also very good at negotiating with the seller. They did counter and ultimately have other offers, but Paymon was able to get the seller to take ours -- which is only slightly more than the original offer. He did a great job of suggesting a bid and helping me win the property for the best price.

There's a few things that happened this time around that really showed how exceptional Paymon was. First, he helped me secure financing. I already own another property, so it could have been difficult for me to qualify for a second home loan. Paymon suggested some lending brokers and was instrumental for making the loan happen.

Also, at one point I was considering pulling out of the property because there was a discrepancy between the public records and the actual square footage. Paymon did two things: He helped me talk to the selling agent to try to push for cancelling the deal. He was very supportive during the whole process and never made me feel uncomfortable about deciding to back out. In fact, he went back and forth with the seller to get my deposit back - which I was really touched by. He also advised me on who to approach to find out why there was a discrepancy. I ended up reaching out to the Planning Department of the Assessor's office. I found out that it was just a case of the public records needing to be updated, and that resolved the issue. Because all this went on, I needed more time to close the deal. The selling agent was a difficult person, but Paymon was able to placate her and get that extra time I needed.

With this property, we were on the phone 3 - 4 times a week to make the deal work. Paymon was always quick at everything. Anytime I'd call him, he'd answer or call back right away. When it came to disclosures and paperwork, he was always superfast. Paymon understands how competitive a market San Francisco is, and the importance of acting quickly. I know he's never going to be the person who slows the process down. Once something came up that met my criteria, we made the offer instantly - within the same day.

Paymon is just a great person to know in the real estate industry:

1. He's knowledgeable about the market and can help you to determine what to bid for a place.
2. He's extremely fast about everything.
3. He wants what's best for you and is always on your side. Paymon will never pressure you to make a purchase or close what you're not comfortable with.
4. He's a great go-to guy for whatever you need. If you need funding, he will find you a lender or broker. If you need a contractor, he will find you one.

This house was perfectly situated right near the 101, which is right in between both our commutes.

We saw Paymon listed as one of the agents at another open house. We looked him up and his reviews were full of stars! Paymon was the first and only realtor we used - and we are very happy that we did.

Our first discussion with him was really good. He made recommendations based on our preferences ... where we commute from ... our personalities ... what we expect out of a neighborhood ... our price range. He put all those things together and came up with good suggestions based on the listings available at that time. He was really very knowledgeable.

As first-time home buyers, there were things we didn't understand based on our lack of experience. When we put in the offers, Paymon was very kind and honest with us. He would identify any structural problems to protect us from making an offer on a bad property. His experience was just what we needed.

There was one place we considered that I hadn't noticed a problem on the disclosure. We were ready to put in an offer, but Paymon reviewed the disclosure and suggested he check it out first. Good thing he did because when he came back, he warned us that the house had an issue that would lead to larger complications down the road. We didn't put an offer in based on his recommendation. His honesty saved us from lots of nightmares.
When it came time to put in an offer, Paymon was very good at negotiating. He would negotiate anything possible that would meet our demands. He negotiated the closing date, the features, when we could go in, different things like that. Since he's such an experienced agent, he had a strong network among other sellers. He was very good at his job, which was good for us.

We were also very happy with Paymon's availability. He was available all the time - 24/7. It was not just over the phone or email to answer questions, but also for checking out the property at any time of day that we could do it. My wife and I are both working, so we couldn't always take the time off during the day. Paymon was very flexible. I remember putting an offer on a house while we were traveling, and it happened that our flight was delayed. Paymon's office sent me documents at 11:00 pm to make sure that we met the deadline with our offer. I've talked with friends and family who used other agents, and to be honest, none were available this frequently.

Even after our offer, we had some questions. Mostly general questions about house management and what we should do next. It wasn't Paymon's responsibility, but he was very kind and answered everything we asked.
I will recommend Paymon to anyone buying a house. We told one of our close relatives about him, and he's using Paymon to find a home now.
